30th and Pearl Quadrant 1 in Boulder, Colorado is a three-building mixed-use project with an underground below-grade parking garage with commercial spaces at the ground level and 77 apartments above. It features multiple amenity decks and both public and private courtyards.
Masonry with architectural accents, including quoins and corbels, adorn these high-end living spaces while courtyards shaped by plantings and pavers provide outdoor space for residents.
30th and Pearl features several sustainable design features, including aero-barrier coatings, triple glaze windows, solar panels, VRF heating and cooling HVAC, and high-efficiency domestic hot water heating with a Piranha System.
Although the team encountered contaminated soils and unknown utility conflicts during construction, W.E. O’Neil was able to meet the owner’s needs and preferred phased delivery through good planning and collaboration with the design team.
