One size does not fit all.
Whatever the delivery method, we will add value to your project through seamless teamwork, proactive management, experienced personnel, and proven management systems that deliver our clients' most technically challenging projects.
Construction Management at Risk
We approach every project as a partnership.
Approximately 85% of our projects are delivered through the Construction Management-At-Risk (CMAR) delivery method. With this collaborative delivery process, we engage with both the owner and design firm early in the design phase. This allows us to create an immediate, cohesive, and collaborative working relationship with the team.
Benefits that W.E. O’Neil brings to the CMAR process include collaborative preconstruction and construction services to ensure costs remain within a Guaranteed Maximum Price.
Design-Build
Design-build is a single source delivery method ideal for fast-track projects where a client can streamline protocol. The owner combines design and construction services into one contract with either a general contractor or an architect.
As a design-builder, W.E. O’Neil engages the design and engineering team and leads them through the design and construction process. With the goal of a single source of responsibility and a collaborative approach, we can control costs while adhering to the agreed-upon schedule and design intent.
The benefit that W.E. O’Neil brings to the design-build process is a single source of responsibility with a proven track record of controlling costs without sacrificing quality.
Lump Sum Bid
Sometimes referred to as a Stipulated Sum, a Lump Sum Bid allows an owner to work closely with architects and consultants to design their new facility. Once drawings and specifications are complete, the project is opened for bids to general contractors.
W.E. O’Neil is well-versed in the Lump Sum Bid delivery method, having worked closely with public and private entities on many successful projects.
We understand the risks associated with this delivery form and are confident that with an appropriately defined scope and schedule, our team can achieve project success.
