The Burnsley was built in Denver’s Capitol Hill neighborhood in 1963 and used as a hotel until 2012. Our client then repurposed the 17-floor, 89,000 SF building into 82 residential rental units.
The first and second floors were fully renovated and repositioned for common use by residents, including a leasing office, yoga studio, gym, party room, and business center. The upper 15 floors are fully renovated residential units, with new fixtures and finishes. The top floors comprise four penthouses, all of which needed new demising walls.
All 17 floors required updated mechanical, electrical, plumbing, and life safety systems. We brought the building up to life safety code in all areas—core pressurization, smoke evacuation, and fire alarm upgrades. Façade repair was made to the exterior of the Burnsley.
