This five-story creative office development is in the heart of East Austin and features a steel and cross-laminated timber (CLT) structure, with views overlooking downtown Austin.

The 133,000 SF building includes CLT floor decks and is clad in tapered corten panel with a large wrap-around balcony for tenant use. It also features a retracting, two-story bi-fold door system to let in fresh air and natural light. Steel columns and beams span 45 feet, allowing for large, flexible, column-free floor plans. A VRF mechanical system was chosen for the building, as well as an HVAC condensate collection system for irrigation.

Tenant and community amenities include bike storage, showers, a community park, and dog hydration stations. The building is the first in Texas to use CLT design as part of a composite structural system, and has been recognized by numerous organizations and publications for its innovative design and construction.
