W.E. O’Neil’s fourth project for the Port of Long Beach included the new Marine Operations Building (MOB) and Power Crane Maintenance Shop (PCMS).
Supporting the labor processing for International Longshore Warehouse Union workers, the MOB is a two-story, 10,000 SF facility housing management and longshore worker offices for wharf operations.
Accompanying the MOB facility is the PCMS building, a 50,000 SF structure providing vehicle repair bays, parts storage rooms, a tire shop, a crane fabrication shop, and a bulk fluid storage room on the first floor. The second floor includes support spaces, administrative offices, and a parts loft, which opens to the vehicle repair bays below. Staff areas include utility spaces, supervisor offices, a break room, and toilet and locker rooms.
Initially designed to achieve LEED Silver, the project team stretched its goal and obtained LEED Gold certification. Contributing to the project’s LEED credits, the team identified opportunities such as installing ultra-low-flow faucets, pursuing enhanced commissioning, purchasing green power credits, and providing green education.
